Buying a lot in the Entrada Golf Community of Southern Utah

Entrada Golf Community is a prestigious high end subdivision nestled in the lava flow rocks of Southern Utah. Entrada is a gated, exclusive community that is highly coveted among St. George’s wealthiest residence.

For over a month now, my division and I have been meeting with select individuals “behind the scenes” to discover all the in’s and out’s of living in this magnificent area.

When a client calls me and wants to build in the Community of Entrada I always try to set them up with some realistic expectations about the process. There are several planning meetings and inspections outside of the city planning and zoning that an investor needs to be aware of.

Today, we will be discussing the lot options in Entrada and what you need to be aware of if you are planning to make a purchase there.

First we will look at and purchase a lot. Most lots in Entrada have grand views of either the golf course, the red mountains, or the lava flows. The size of home determines the size of the lot. Most of the sections of Entrada have several choices of lots. There are patio home lots that can accommodate homes that average 2,000 to 2,500 sq ft with a 2 or 2.5 car garage. Most of the patio homes are single level with open commons areas that consist of desert landscape and/or water falls. Lots are approximately 0.08 of an acre and priced between $89,000-$160,000.

Next level of lot are mid sized with partial views of golf course and mountains. Close neighbors, but home size can go up to 3,500 sq ft on one level. Lot acres are approximately from from 0.3-0.5 acres. These lots are priced between $190,000-$250,000.

Then we jump up to lots that are from 0.5-1 acre with a build envelop of a grand 4,000+ sq foot home on one level. Most of these lots have great views from multiple sections of your home. Prices for these range from $270,000-$290,000.

Now for the exciting part! The lots in Entrada that are over 1 acre have a huge building envelop that can accommodate 7,000 sq ft on one level easily, but offer some challenges. One of them being these lots are primarily in the lava rocks making excavation and back fill a necessity. Do not be discouraged from that remark, because the lava rock and undisturbed land on your lot will make up for any inconvenience.  Prices of these lots range from $300,000-$900,000

Re-Connecting with Golf on Sunday’s. A story of soon-to-be empty nester’s!

So, here we were sitting and staring at each other.
A couple years ago, I realized that I would soon be an empty nester. My youngest was at the time in 8th grade. My husband and I were going to be celebrating our 23rd wedding anniversary. Honestly, it kind of sent me into a panic to think that I was soon going to be alone with this man that I loved and knew more than anyone in the world besides my kids, but as I looked at him, I realized he was a stranger to me.
Later that night, I said the dreaded words. “Honey, we need to talk.”
I explained to him my anxiety (which by the way, he denied having the same fear). I said, “We are going to be without kids, no baseball, no cheerleading, no homework, more time and more alone time in a few short years.”
“How do we start to reconnect?”
Do we start working on our relationship now or do we wait until they are all gone?
I think waiting until they are out of the house is a little too late. So, I decided that we were going to start working on our relationship NOW!
Here is what we did.
He was able to pick one thing that he enjoyed doing, but I found not my favorite. I was able to do the same. He chose golfing every Sunday.
Now let me tell you, golfing is NOT my favorite thing EVER! But, because this was my idea, I felt compelled to start.
My choice was to exercise every morning. He groaned loudly when I told him.
We shook hands and said, “Agreed!” Neither one of us were excited!
We decided to start on the Sunday following due to golfing every Sunday was our only choice. He went out and bought me a pair of great golf shoes. I could see his excitement and was eager to at least try it. Now let me tell you, golfing frustrates me SOOOOOO badly. I am an athlete by nature and very competitive. So, it eludes me how difficult it is to hit that damn white ball.
It just sits there patiently on the grass, sand, under the sage bush, in the yard of the elderly lady or at the bottom of the pond. It waits for you to just hit the shit out of it, sending it soaring to the hole where it belongs. My issue…. I have to swing several times at it in order to even make contact, and when I make contact, it sores (farther than his) but, at a 90 degree angle to either the left or the right. Never right down the fairway!
Our first Sunday I had to lay down some rules.
1) Do not instruct me! I will either figure it out or ask your advice. I do not want golfing lessons and you are not my teacher.
2) I drive the cart. I enjoy it.
3) We play best ball. This allows me to hit it farther every once in a while, but does not take 9 hours to complete 18 holes.
4) You have to take me to lunch after.
5) NO kids or tag a long’s. This is just for me and you!
6) Do not judge me if I say the “F” word.
7) Tell me I look good in my little golf outfit often and pay attention to me. NO cell phones!

Why We Chose Southern Utah!

For over 17 years, beautiful Flagstaff, Arizona was home for us. However, while approaching an end to full-time employment and entering the next exciting phase of life as retirees, we started contemplating where we would like to settle down once and for all. As much as we loved living in Flagstaff, we knew that we would soon have a lot of spare time on our hands and felt compelled to put ourselves in closer proximity to our children and grandchildren, who for the most part, live in Salt Lake City and the surrounding areas.
For the better part of two decades, seeing our kids involved the logistical dilemma of packing, boarding dogs, budgeting for ever-increasing gas prices to make the 9-hour journey each way, and in addition, asking employers for an extra day or two off from work to accommodate for travel time. Luckily, somewhere along the way inspiration struck and we came to the realization that meeting the kids half-way would be easier on all of us. Soon after this epiphany, we all became much better acquainted with the red rocks, palm trees and amazing natural landscapes of St. George.
Though we had been “looking” at a variety of destinations for several years, we had grown tired of long winters and snow. In June of 2014, we finally decided that St. George was the place for us to call home. We do miss the forests of Flagstaff and it was difficult to leave our many friends and move to an area where we were alone. However, since finding our home in Dixie Springs, we are beginning to feel more at home and are adjusting nicely to the different climate here in Southern Utah. Thus far, the weather this Fall and Winter has completely met our expectations.
As mentioned, we had been looking for over four years, trying to determine if this location would suit our needs. We were relieved, when our search finally led us to Melinda Goodwin, of Red Rock Realty. She was very energetic, and determined to help us find the right home. We must admit that she has more patience than anyone could ever imagine, and she never gave up on us, despite showing us many, many houses. We had high expectations in a home, and the needs we anticipated to accommodate our eight kids and eighteen grandchildren in northern Utah made it seem like the fairy tale of “Goldilocks and the Three Bears”. One house was too small, the next was too big, and so on, until Melinda finally introduced us to the one that was just right!
Melinda was especially helpful during the negotiation process, making suggestions we hadn’t considered, and constantly looking out for our best interests. We believe that our high demands and occasional indecisiveness would have caused other realtors to give up on us, but she stuck with us every step of the way, ensuring that we were satisfied customers.
Melinda is not only an excellent realtor, but also a truly sincere and caring person. Her professionalism boosted our confidence, but it was her personal touch that we came to admire most. Can a Childhood Book Define Your Life?

When I was younger, I used to speak my mind. To be honest, I am not completely sure I grew out of that. Today, I just try to be a little more tactful and “Political”.
This year I gave my clients a book. It was my favorite book as a child. I can remember reading and reading this book over and over. Not sure exactly what I liked the most about it.
Mr. Pines Purple House, written by Lenard Kessler. This year was the 50th anniversary of the book, so I thought it fitting for the Christmas occasion.
It’s funny now as I read it.
The book starts out with Mr. Pine who lives on a street of 50 houses, all of which look exactly the same. He has a difficult time finding his house so he comes up with ideas to stand out. First he plants a tree. Everyone else loves his tree, so they plant one exactly as he has done. Next he plants a bush. Everyone loves his bush. So they plant one exactly as he has done.
Thinking about what to do next, Mr. Pine decides to paint his house purple.
So he purchase paint and then starts painting. Many trials come Mr. Pine’s way as he paints his house. He falls off his ladder at least 2 times!
Interesting enough, the neighbors love that he painted his house, but they do not love the color. The neighbors decide to paint their own homes, but chose colors different. One neighbor paints, yellow, one red, one blue…You see where this is going. Soon, there is a neighborhood of color and individualism.
WOW! WOW! If I only knew.
If I only knew where this would lead me now, in my forties, would I have lead a different life? Oh, wait, I have lead a different life. All my life I have not been able to conform to society. Conform to expectations, conform to everyone else’s ideal. I have always made my own path. I have always chosen the hard way, the different way, the more elaborate way. Why?
I cannot help but wonder if it was the book that shaped my life, or was it my ideal of living that drew me to the book so many years ago?

Expecting too much of Myself… Damnit!

Here I was, a 12 year old girl. I had a great admiration for my parents and for God. I was deep into my church and held a position of worthiness that no one, not even I could uphold.
Let me give you an example:
My best friend growing up was the most popular girl in school. She was my best friend, but I was her friend only because we were neighbors. I know you all know this person. If her friends could not hang out, we hung out. If her friends could not study after school, we studied. You get the point.
Anyway, her favorite word was, Damnit! She would say it so often. I being the prude I was would plug my ears, and ask her to stop. She would tease with saying, “Stop what? Stop saying Damnit?” I was always plugging my ears, closing my eyes and doing the la, la, la thing. In my mind she was outwardly expressing her unworthiness of God’s love.
After a few months of hanging out with her I found myself saying, “Damnit!” a lot. Almost to the point of feeling like repentance was my only option. I could not tell my mom, I knew that she would not take me serious enough, so in order to stop saying the horrible word, I chose to hold myself accountable. Except I probably did not know the word accountable then so, “I am going to be the mom!”
I sat and thought about a great punishment for myself.
Awe HA!
Soap!
I will get a bar of soap and put it in my lovely, pink back pack and every time I said the word Damnit! I would take a bite, chew it up until I started to gag. I knew that this would help me to stop saying Damnit!
So, I went to the bathroom. I picked up the clear plastic wrapped, pink boxes. I opened them quickly, with excitement almost like it was Christmas. There it was in my hand the smooth, pink pedal, grandma smelling bar of soap. I snuck silently out of the bathroom and dropped the soap in my back pack. I was on a mission to become worthy of God’s love again!
The next morning, I woke with such relief. I knew that I was going to succeed at this challenge.
Curling my hair, you know rat, spray, curl, rat, spray curl because the higher it goes the better it is. I swear you popularity was based on the height of your hair. To my despair my hair is blonde, extremely fine and does not hold curl. You get what I mean!
“Damnit!” I just burnt my head….
Oh, the moment of truth! I looked at myself in the mirror and said, “Now you did it, said the word. Your punishment young lady is a bite of soap.”
I drudgingly opened my back pack and took out the soap. Looking straight into the mirror I took a big bite. It was like hardened cheese that smelled like a funeral home. Chewing, chewing, chewing, gagging, chewing, gagging, gagging, spitting out, washing, rinsing, washing, rinsing. Whew!
“This is going to work great, because that was awful!”
Months of this go buy. Honestly, it could have been weeks, but the time goes by so slow when you are younger.
I am in class. We are taking a test. My bangs are long and hang in front of my eyes. I use it as a curtain to avoid cheating on tests and homework. Quietly, I am just writing away and BAM! My pencil lead breaks!
My thoughts, “Damnit!” Now, I am from the age of if you think it, you did it! God hears everything. I raise my hand, and take a deep sigh.
“Can I go to the bathroom?”
“You just went, 10 minutes ago.”
“I know but I have an issue.” A girl’s way out of class with a male teacher is, “I have an issue.” Works every time!
I turn my test over, take my back pack and head for the bathroom. I pretty used to the routine by now, I open my back pack, it’s gone! It’s gone. I am out of soap! Oh my gosh, what do I do. Panicking I look frantically around for something to do as a punishment. The Soap dispenser! It’s white powder soap, but if I pump, and pump the dispenser I can get a full mouth full. Pumping and pumping the clumps of white powder and falling onto my hand. Taking a deep breath I started licking my hand. Coating my tongue. Licking, Licking, Gagging, Licking, Gagging, Gagging. DONE!
Later that day, walking home I was thinking. “This has been a lot harder than I thought.”
Opening the door, there on at the kitchen table sat my mom. She was playing solitaire. When my mom plays solitaire it means only one thing. She is mad, upset or worried about something and she goes to the table to play cards and think.
“Sit down,” she says.
I sat across from her, wondering what I did wrong. Did I vacuum the carpet wrong? Did I forget to do the dishes before I left? Did I forget to feed the dog? My mind was racing so fast.
“Your teacher called me today, he is concerned that you are leaving class too much and not focusing on your school work.”
I can only imagine what was going through my mom’s mind all day. Is she smoking? Is she drinking? What about drugs? That could explain her strange behavior, running to the bathroom all the time brushing her teeth 3-4 times a day. Wait, what about premarital sex? Her mind was racing so fast.
I did it, I confessed my sin. I told her the entire story. I cried, because it was so hard to do everything so perfectly in life.
She hugged me and allowed me to cry on her shoulder. I am sure the entire time thanking God for having such a great daughter.
This is a challenge I have placed on myself my entire life. Expecting perfection and continuously punishing myself for not achieving it. It has been a world of growth realizing that the journey is about enjoying the imperfections and acceptance.
Loving myself, so I can love others.

You Just Got SOLD!

There is a secret to being a real estate agent that we all learn right out the gate. It is called the law of average or percentage if you will. Everyone in business knows the law of 80/20, but in the real estate world it is the law of 70/30.

You will be a great real estate agent, very successful if you practice the law of 70/30. Get 70% listings and work with 30% buyers. What exactly does this mean to you the seller?

Picture this …

You are going to place your home on the market. A few months ago, you started searching for the best agent to sell your home. You have searched for top producers online, interviewed your friends and neighbors, looked at statistics and drove your town to see which agent has the most signs posted. You have picked the top 3 according to your research and you are so excited that those 3 have agreed to do a listing presentation to you. Actually you are very surprised given how busy they are that they had time this week to meet with you. Wow, this feels great!

Determined to interview all 3 before making a decision. The first agent sits down at your kitchen table. You start talking. Boy, does he have a success story. He has sold over 100 homes this year, he has made an amazing amount of money and he is in a hurry because he is so busy that he has another listing appointment in a hour. You ask, “What are you going to do to sell my home that is different than the next guy?” Great Question!

His answer is blah, blah, blah, blah all about me sales, success ect.. Wow, he sounds great. You are thinking maybe I will just list here with him and cancel the other interviews, but NO you are determined remember. Here is the deal. This agent will press you like a car salesman to list with him tonight before he leaves. He wants that listing. He wants that statistic for the next interview he has. But, you are not going to be pressured. You end the interview very impressed, but ready for the next one.

The second agent sits down at your kitchen table.

You start talking. Boy, does he have a success story. She has sold over 100 homes this year, he has made an amazing amount of money and he is in a hurry because she is so busy that he has another listing appointment in a hour. You ask, “What are you going to do to sell my home that is different than the next person?” Great Question!

Her answer is blah, blah, blah, blah all about me sales, success ect.. Wow, she sounds great. You are thinking maybe I will just list here with her and cancel the other interviews, but NO you are determined remember!

See the pattern?

When you have 70% listings and working with 30% buyers your are guaranteed money. Your time getting the listing is minimal 1-2 hours. It needs to be, because 90% of your time is working with your 30% buyers. Of course they are going to show their buyers your home but the buyers may not be interested in purchasing the home you just listed. Your job as a listing agent is to put your sign up, get it on the MLS and hope that the other agents out there working with their 30% will bring a buyer. It’s the law of averages. It’s how it works, but let’s look at the 3 you just interviewed. Are they working the 70/30 or are they working at just getting the listing!

They are expert at sales, they know all the tactics to sell you, but can they sell realestate?

It is my full intention to educate you as the seller, work with you in my marketing. I will do everything in my power to sell your home, but if for some reason I do not have a buyer who is interested, I will market your listing to other agents NATION WIDE to get a buyer!
